One of the most complex sites we have taken on, Bergamo Heights is set into a steep half-acre hillside in Hanover, stepping down the slope to tread lightly on the land while opening every level to expansive ocean views. Three self-contained units are stacked over three floors, yet the building reads from outside as a single, cohesive home.

The owners occupy a five-bedroom residence across a portion of all three levels; a two-bedroom apartment at entry gives the owners’ mother independent living, while a one-bedroom income unit and a gym that opens straight to the outdoors sit on the middle level. Below, a terrace and infinity pool reach towards the horizon, and the primary suite becomes a private retreat, anchoring a home quietly built to hold several lives at once.
